Dear Neighbor,
We are very fortunate indeed to own condos on the world’s most beautiful beaches and in one of the best condominium projects on the beach. Summerwinds is unique in its design, location, owners garages and the fact that we are non-rental. We should all appreciate this unique property and protect the security and value of what we have.
Some of us allow others, from time to time, to use our units and the common facilities of Summerwinds. There have been numerous complaints over the spring break season and on other holiday weekends about visitors and guests of owners. Some of these incidents involve loud noise late at night, people throwing things from balconies, someone running naked through the parking lot and believe it or not, someone relieving themselves in one of the elevators. We have also now had theft of personal items from one of the elevator lobbies and a decorative item in the clubhouse.
We want everyone to have the right to peacefully enjoy the privacy of their individual unit. As your Board, we ask that you be thoughtful of the rights and feelings of your neighbors. You are responsible for your visitors and guests.
Should you choose to let others use your unit, please make sure they are aware of the Summerwinds rules and regulations and the requirement to register in the office. Perhaps you could make a copy available to them in your unit. Maybe you could even ask them to be considerate of your friends and neighbors, some of whom consider this their home.
Unruly guests can cost all of us added expense in the form of additional maintenance and having to hire special security.
Thank you for your understanding and cooperation. Your Board is confident that each owner will help assure that these incidences will not occur again in the future.

SUMMERWINDS NEWSLETTER SUMMER 2005
Get ready for a great Memorial Day Social at 5:00 p.m., May 28, 2005. Social hour will be from 5:00-6:00 p.m. (BYOB) and dinner will begin at 6:00 p.m. Please let us know if you will be attending and how many will be in your party. The details have not been worked out, but a great time will be had by all. Also, do not forget the Annual Meeting at 9:00 a.m. on the same day. The beach renourishment is underway and the starting point was the west end this time. Please remember that the codes will be changed after Memorial Day.

DOOR CODE: 251 Reminders: To insure that your a/c is draining properly, pour ½ a cup of bleach down the a/c drain once a month. You may contact maintenance should you have any questions. Please make sure that you have you have an extra set of keys hidden in another location in case you are locked out of your unit. The packet sent out along with the 60 day notices included a copy of the rules and regulations. Please keep these in your unit for your guests which will aid you in insuring that these rules are followed. Your cooperation will be appreciated by everyone at Summerwinds including the Manager. Please, Please – If you experience a unit who is disturbing the peace, call Bay County Sheriff’s Office 747-4700 or 911 if someone is in danger. We will have Security on occasion. If you would insure that your guests followed the rules, we would not have this extra expense. Please do not hesitate to call should you have any questions or suggestions.
